Photography, Video and Virtual Tour for Unit 42, Harbour One Sanctuary Cove

Unit 42 is one of the apartment releases within Harbour One, the marina-front development by Mulpha Developments at Sanctuary Cove. The apartment carries the same architectural language as the rest of the building, with its own outlook and floorplate quirks worth giving their own marketing treatment.

Mulpha brought us in to produce a dedicated visual package for Unit 42, separate from the broader Harbour One campaign assets. We delivered three pieces working together: a tailored photography set, a short marketing film, and an on-demand 360° walkthrough.

Photography

The stills focus on what makes Unit 42 specifically worth a second look, the outlook from the living and primary bedroom, the way the kitchen meets the dining and balcony zones, and the detail in the joinery and finishes. Wider compositions establish the apartment as a whole, with closer frames doing the work on materials and craft. The set was shot through changing light to get a range of moods rather than locking the apartment into a single time of day.

Video Production

The film was kept short and deliberate. It opens with a quick read of Harbour One and the marina to ground the apartment in its setting, then moves through Unit 42 across a sequence of considered camera moves. We held back on overproduction, letting the architecture and outlook carry the piece. The cut is built for sales suite playback, agent reels and the developer’s social calendar.

Virtual Tour

The 360° walkthrough lets buyers explore Unit 42 in their own time, at their own pace. We placed tie points to give the clearest read of each space, covering the living areas, kitchen, bedrooms, bathrooms and balcony. The tour is hosted, runs on mobile and desktop, and drops cleanly into an EDM, a listing or a pre-inspection brief.

Outcome

Mulpha now has a visual package built specifically around Unit 42, rather than relying on shared Harbour One assets that miss the apartment’s individual character. The stills and film slot into the broader campaign without losing the unit’s specifics, and the tour does the heavy lifting for buyers who can’t get to the sales suite in person.

The result is a single, coherent set of assets that sells Unit 42 on its own merits while keeping the Harbour One brand front and centre.
