Project overview

Located in Brisbane’s CBD, 222 Margaret Street (Skytower) is a high-profile commercial asset that required a clear, flexible visual story to support leasing and marketing activity.

Visual Spaces was engaged to deliver a comprehensive visual package that could communicate the scale of the building, the quality of the internal spaces, and the potential of future fit-out concepts. The focus was on creating practical marketing assets that could be used across digital listings, presentations, and direct conversations with prospective tenants.

Video production and 3D animation

At the core of the project was a tailored video production that combined multiple capture methods and visual techniques:

  • 3D animation to clearly explain layout, circulation, and spatial relationships
  • Drone videography to establish context within the Brisbane CBD and show building scale
  • Internal videography to document existing conditions and key interior features
  • Street-level videography to highlight ground-level presence and surrounding amenity

The result was a cohesive video asset that could be adapted for online listings, presentations, and campaign use without relying on a single format or viewpoint.

Virtual tours and existing-condition capture

To support transparency and inspection efficiency, Visual Spaces captured virtual tours of the existing site conditions. These tours allowed Ray White Commercial Brisbane to showcase the space remotely, giving prospective tenants a clear understanding of layout and condition before arranging physical inspections.

This approach helped reduce friction in the early stages of enquiry and provided a consistent reference point for all stakeholders.

Floor plans and fit-out visualisation mock-ups

In addition to video and tours, we delivered a set of marketing floor plans and visualisation mock-ups representing potential fit-out design concepts. These visuals were developed to:

  • Clearly communicate tenancy options
  • Help tenants visualise how the space could be configured
  • Support leasing discussions without committing to a single design outcome

By combining real-world capture with conceptual visuals, the marketing material remained grounded while still allowing room for imagination and future planning.

A flexible visual toolkit for commercial leasing

This project demonstrates how a layered visual approach can support commercial marketing beyond standard photography. By integrating video, drone footage, virtual tours, floor plans, and concept visualisations, Ray White Commercial Brisbane was equipped with a flexible toolkit that could be used across multiple channels and stages of the leasing process.
